A short-term rental projection is only as good as the comparable listings โ "comps" โ behind it. Get the comps right and your revenue estimate will be realistic. Pick flattering outliers and you'll talk yourself into a deal that doesn't perform. Here's how to research comps properly.
What makes a genuine comp
A useful comparable is a property a guest would consider instead of yours. Match on the things that actually drive booking decisions:
- Location โ the same neighbourhood, or as close as possible. Walk-to attractions and vibe matter more than a straight-line distance.
- Size โ the same bedroom and bathroom count. A two-bed and a four-bed are different businesses.
- Standard โ similar finish, style and amenities. A basic flat isn't a comp for a design-led one with a hot tub.
- Guest capacity โ how many people it sleeps, which caps the nightly rate it can command.
Aim for three to five strong comps rather than a dozen loose ones. Quality beats quantity.
Reading nightly rates honestly
Don't just note the headline price. Look at rates across different seasons and days of the week โ weekends and peak season run far higher than a wet Tuesday in the off-season. Take an average across the year rather than anchoring on the best week.
Occupancy is half the story
Revenue is nightly rate multiplied by nights booked. A high rate with low occupancy can earn less than a modest rate that's booked most nights.
